Home Inspections

Our pricing is based on the total square footage, age, property type, and the specific service. Use the table below to find the price that corresponds with the size and age of the property being inspected.

Additional Fees / Discounts for Certain Properties

• Apartment Style Condos (one level): Subtract $150 from the price above

• Detached Accessory Dwelling Units: +$200 per unit (up to 1,000 sq ft. A larger DADU would be booked as a separate appointment.)

• Multi-family Housing: +$200 per additional unit

• Outbuildings: The standard inspection fee includes one outbuilding (detached garage, shop, etc.) If the property has several outbuildings that need to be inspected, they can be added for $100/structure.

• Travel Fees: We try to stick to King and Snohomish counties. We will go to Pierce and Skagit counties with an additional travel fee. We do not conduct inspections outside of these four counties.

• Cancellation Fee: $200 if appointment is cancelled less than 24 hours in advance.

Additional Services

• Sewer Scope with a Home Inspection: $250

• Sewer Scope without a Home Inspection: $400

• Walkthrough with verbal commentary only (no written report): Subtract $150 from the price above

• Home Maintenance Consultation (only for houses previously inspected by us): $300

• Reinspection (only for houses previously inspected by us): $300

• Limited Scope Inspection (one or two components): $300
