Home Inspections

Our pricing is based on the total square footage, age, property type, and the specific service. Use the table below to find the price that corresponds with the size and age of the property being inspected.

Additional Fees / Discounts for Certain Properties

• Apartment Style Condos (one level): Subtract $100 from the price above

• Detached Garage/Shop/Outbuilding: +$50 per outbuilding

• Detached Accessory Dwelling Units: +$200 per unit (up to 1,000 sq ft. A larger DADU would be booked as a separate appointment.)

• Multi-family Housing: +$200 per additional unit

• Travel surcharges are added for appointments in Pierce or Skagit counties. No travel fee is assessed for King or Snohomish counties. We do not conduct inspections outside of these four counties.

• Cancellation Fee: $200 if appointment is cancelled less than 24 hours in advance.

Additional Services

• Sewer Scope with a Home Inspection: $250

• Sewer Scope without a Home Inspection: $350

• Walkthrough with verbal commentary only (no written report), commonly called a “pre-inspection”: Subtract $100 from the price above

• Home Maintenance Consultation (only for previous clients): $250

• Reinspection (90 minutes): $250

• Limited Scope Inspection (one or two components): $250
